Project documentation

At Studio abiro, we deal with all phases of project documentation, from the conceptual design to the detailed design. Our motto is to follow planning and construction from start to finish. We believe in the principle that every phase of design and construction can make a significant contribution to the final quality of an architectural work, and thus to the long-term satisfaction of its users.

Together with our permanent external collaborators, we produce all the necessary parts of the project documentation for the construction of residential, commercial, hospitality, cultural, educational, manufacturing and sports buildings. With a wide range of references , we prove that we are not a narrowly specialised team, but that we approach every task, every location and every programme in a unique and creative way.

Principal design

The principal design is produced in up to three iterations within the tender price, with incremental revisions and adjustments to the design to meet the client’s requirements. The approved version of the conceptual design, together with the design brief, is signed by the client and is the basis for the conceptual design and the eventual obtaining of the design conditions from all opinion-givers. It determines the size and principle form of the building, the layout and principle content of the rooms, the positions of openings, passages and doors, the elevations and the external layout. The design defines the key functional parameters of the building, while the design brief defines more specific solutions (selection of materials and technologies, etc.).

Conceptual design

The conceptual design (IDP) is developed in up to two iterations. The approved version of the conceptual design is signed by the client and forms the basis for the preparation of the design for the building permit. The conceptual design specifies all the visible materials and forms in the building (flooring, walls, wall cladding, joinery, roof) and, in principle, the form of built-in and movable equipment. The installations are defined in terms of content (type of heating, ventilation) and location (arrangement of luminaires, switches, heating elements, wet elements).

Documentation for obtaining a building permit

The building permit documentation (DGD) is an administrative document and is based entirely on the conceptual design. In the DGD phase, the involvement of the client is not essential or. required, as the building is not being upgraded in terms of content and design at this time, or. changes, but merely presents it in an appropriate documentary form to the opinion multipliers and to the Governing Body.

Project to be implemented

In parallel with obtaining the opinions and the building permit, the project is being prepared for implementation (PZI). In cooperation with the client, all building materials are systematically selected, all construction and technical details are drawn up, the composition of the building structures is determined, the dimensions and equipment of the building elements (e.g. windows, doors) are determined, and all the necessary construction plans and inventories are drawn up on the basis of these plans.

Project of the works carried out

The design of the works to be carried out (PID) shall be based on the PZI plans, which shall be corrected on an ongoing basis. If there are no changes to the previously drawn up implementation documentation during construction, only a master plan with a declaration by the responsible project manager that no changes have been made during construction shall be drawn up for the purposes of the administrative procedure for obtaining the permit.

Design supervision

Architectural supervision involves the architect’s involvement in the ongoing resolution of contingencies, consensual changes and checking that the design is in accordance with the project documentation. Architectural supervision does not include work that is carried out by building control in accordance with the legislation (inter alia, checking the quality of workmanship and construction products, checking accounts and measurements, certifying the construction register, ensuring that the schedule is followed, etc.). In addition to the architect, other associate engineers perform the design supervision function as required.

Subsequent changes to the documentation

In the event that the client, of his own volition or for any other reason not attributable to the designer, requires that elements which have been approved in previous phases be intervened in and modified during the current design phase, the latter shall be invoiced as additional work up to a maximum of 60% of the phase to be re-executed. In the event that, during the design process, the designer finds that the client’s requirements interfere with works already carried out in previous phases, the designer shall immediately draw the client’s attention to this and agree with the client the scope and price of the additional works.
